1. PURCHASE
We were asked to fund 110% of an 18-bed residential home for a First Time Buyer. The purchase price was £540,000, but he wished to include all of his fees and Stamp Duty, and also fund the cost of the refurbishment program that he was to undertake. We arranged him a loan of £600,000 over 15 years, by using the client's investment property for additional security.

2. REFINANCE
A client had moved a successful day nursery business from a leasehold site to a freehold one. Unfortunately, the builders had not only run over-budget, but also delayed the opening for 9 weeks. Our client's bank was less than sympathetic, and put pressure on the business, threatening its closure. By coming to us, we arranged a complete refinance through another bank, allowing them to develop the new business without having to continually look over their shoulder for the bank manager.

3. LEASEHOLD PURCHASE
A First Time Buyer wished to purchase the leasehold on a news-agents for £27,000. As well as helping her through the legal process, we arranged for a loan of £35,000, which assisted her in paying for the stock and her legal fees.

4. REFINANCE FOR BETTER RATES
A client had a commercial property for his office, funded through one of the high street banks at 3% over base. Through our contacts, we were able to refinance the mortgage at a rate of 1.75% over base, saving the client £1000 a year for the next 8 years after costs, making a total saving of £8,000 with the minimum of effort on the client's side.
